Promotion and Advertising

At Brenda Currie Property Management we will present and advertise your property in a way that you are comfortable with.  We won’t waste your money on unnecessary advertising.

Internet advertising on ‘Trademe’ and ‘Realestate.co.nz’ is used in most instances.  This advertising generally costs you about $135 but may be slightly more for higher priced properties.  I like to put a ‘For Rent’ sign up at the front of the property, but if you would prefer not to, then that is fine.  We also have a ‘For Rent’ flag, which is highly visible to passing vehicle and foot traffic. This can be put out each day if you are comfortable with this form of advertising.  No charge for these.

I also have very good contacts within several large organisations in the Palmerston North area, these people are contacted if I feel the property may be suitable for some of their colleagues.

Tenant Screening and Selection

All new tenants are personally selected by myself, Brenda Currie, with all aspects of your property and their situation taken into consideration.  The process is thorough and involves interviews, then a number of reference checks with previous landlords and employers. Credit checks and TINZ reports are also carried out.

I do my very best to have your property re-let as quickly as possible, however I will prioritise tenant suitability over speed, as we take the long-term view.

Property Maintenance

It is very important to us that your property is well maintained.  I use highly professional and fairly priced tradespeople who we trust to do a good job.  If you have your own preferred tradespeople, we are happy to accommodate this.

Regular inspections are carried out every three (3) months and are included in our management fee.  First inspections are undertaken one (1) month after the tenant moves in and a final inspection is completed upon vacating, these will incur an extra fee.

Financial Management

You will be paid out monthly, on the first business day of the following month, and a statement detailing all transactions will be emailed along with copies of any creditor invoices or receipts.

We use RealNZ software, a recognised property management programme, to manage financial transactions and track rents, payments and creditors.  We operate a separate ‘Rent Trust’ bank account for all rental transactions.  All finances are professionally and carefully managed.

My husband is a Chartered Accountant at Bennett Currie Ltd, here in Palmerston North.  He is a valuable asset to my company, providing qualified advice and assistance.

My administrator, Kiriaana, is experienced and accurate and takes care of the day-to-day transactions and processing.
